The Studor Mini-Vent and Maxi-Vent proved once again to be the ideal drainage solution. Al Zeina preserved its scenic skyline by avoiding roof penetrations through installing this efficient system that also delivered substantial cost savings by reducing pipe usage.
Fronting 500 metres of pristine golden sands, Al Zeina is the strategic gateway to the Al Raha Beach Development in Abu Dhabi, with its collection of landscaped gardens, courts and plazas.
The Al Zeina complex comprises 137 villas, 116 townhouses and 779 apartments, also incorporating staff quarters with all 4, 5 and 6 bedroom residences. In addition, the complex includes private boat moorings and a retail high street with exclusive shops and restaurants.
The luxury residences are built at different heights to maximise beachfront views and are linked by a series of upper level terraces of gardens, courts and recreation pools that cascade the lush landscape throughout the development.
Pell Frischmann Consulting Engineers were the MEP Consultants for Al Zeina owners, Aldar Properties PJSC. In designing the drainage system for the complex, Pell Frischmann needed to take into account the terraced landscape, with its myriad of public gardens, walkways and open spaces.
This meant that the roofscapes of the lower buildings would be on full view to residents and visitors at this prestigious development, as well as being used as a main thoroughfare. It was essential that the roof tops blended cleanly into the scenic panorama without any unnecessary and unsightly external protuberances, as well as ensuring that that no unpleasant odours from the drainage system spoil the ambience as residents and guests walk through the roof gardens.
Studor offered a drainage alternative that avoided the need for roof penetrations through the use of Studor Air Admittance Valves (AAVs); 375 Studor Mini-Vents and 134 Studor Maxi-Vents were installed. This solution also meant that any odours from the drainage system would be kept within it, and not be ventilated where people were walking on or enjoying the roof terraces.
Studor’s advanced technology AAVs protect the trap seals in a drainage system by allowing the intake of air without the need for passive vent pipes. Roof penetrations are redundant as AAVs can be fitted within the roof space. The entire system is resistant to extreme temperatures, an important factor in Abu Dhabi’s climate, and very easy to fit, reducing the amount of work and piping required.
